Challenge

227 Cambridge Street is located directly across from the historically significant Middlesex County Registry of Deeds building. The design seeks to restore a neighborhood feel on this abandoned parking lot site, adding affordable and market rate apartment units and small scale neighborhood retail on the ground floor.

Solution

A new 4-story building complex fits into this tight site adjacent to and behind a prominent existing bank building designed by Thomas M. James. A variety of fa├žade treatments and heights convey the look and feel of a group of buildings, with a top floor setback respectful of the scale of residential buildings along Gore Street.

The historic bank building will be restored for retail or restaurant use. The ground floor retail area of 9,940 SF will be subdivided into 4 spaces suitable for smaller local retailers. The development repairs the fabric of this portion of Cambridge Street with an elegant, contextual building that reflects the typologies of typical Cambridge streets. PCA and the developer worked closely with the East Cambridge Planning Team throughout planning and design, ensuring that the mix of uses correlates with those most needed in the community.
