130-unit apartment building with 114,400 SF of residential units above 7,500 SF of retail space and on grade parking for 69 cars.

Challenge

The site is a collection of three occupied parcels located in the Allston Village neighborhood of Boston. Straddling both multi-family and neighborhood business district zones, each of the site’s three street fronts have their own character ranging from a busy, vibrant commercial ambiance to a quieter residential scale.

Solution

The design of 89 Brighton Avenue brings a new energy to this urban corner. A masonry, metal, fiber cement and glass building of multiples scales faces the commercial corridor with six stories, stepping down to three stories along existing residential streets. The building is designed as a collection of buildings along each of the three streets with distinct materials and window patterns

The pedestrian experience is enhanced with wider sidewalks that allow for new street trees and outdoor café seating. Varied ground floor architecture creates distinct directly accessible retail spaces, further activating the sidewalk experience and taking advantage of the existing commercial area. Existing open parking lots are replaced with new ground floor uses that screen new parking from public view.

Inside, units ranging from studios to 3-bedroom are designed with generous ceiling heights, large format windows, and modern finishes, creating contemporary loft-like living alternatives within this relatively traditional neighborhood. Amenities include a rooftop fitness room, resident patio space, a resident lounge, pet shower, electric car charging stations, and bike storage and repair stations.
