Revitalization of the Arsenal Mall to create a balanced “Live, Work, Play” environment including 250,000 SF of retail, restaurants, shops, small format grocery and movie theater, 425 apartments and condos, a 150-room hotel and 200,000 SF of office space.
Located in a prime spot along the Charles River, the Arsenal Mall has been a popular retail destination for Watertown and area residents for over 30 years, yet has not lived up to its full potential.
The Boylston/Wilder/PCA team has been working together to create a new destination for Watertown. Accessibility, connectivity and sustainability have been the focus of discussions for this prominent site in Watertown.
Large, generous pedestrian environments will make connections to the park and river via the “River Green”, a space that could be used as a place to recharge or for outdoor movie nights. A shared “woonerf” / courtyard would feature seating and gathering spaces that could host food vendors, outdoor markets and other events.
Parking will be flexibly implemented to create a balance for shared uses with different peak times, allowing for conversion to other uses when the use of self-driving cars, improved public transit and bicycles potentially reduce parking needs in the future.
