Renovations of Building 1, one of a 9 building block in the heart of Kenmore Square, to create fit-out-ready spaces for office, restaurant and retail use.
Two older buildings bookend a collection of 7 buildings – one of which carries Kenmore Square’s iconic Citgo sign – that will be reconfigured, replaced, and integrated into one new building. The renovations of the two outer buildings sought to retain some of the Square’s iconic 1800s feel while modernizing and reviving the buildings to attract a new caliber of tenants.
Renovations of Building 1 – 66,000 SF at 16,500 per floor – will retain the façade while reorganizing the circulation within to maximize space. The ground floor and basement will be renovated to accommodate a university bookstore. The upper three floors are opened up to accommodate collaborative institutional office space, with the core moved to increase usable space. Spec office designs were created based upon various demising wall studies. Common space upgrades include corridors, lobby renovation, finish upgrades and programming/branding.
