Program

Master planning of a mixed-use development on Newport’s waterfront includes 22,000 SF of rental housing, 16,000 SF of retail, 10-11,000 SF of restaurant space and parking for 297 cars. The plan knits together disjointed parcels bisected by an existing condominium building and restores connections through the site from America’s Cup Avenue to the waterfront. Lower level retail stores and restaurants are integrated with upper level residential units to generate year round activity and re-create the density of a true village center.
