The Mount Vernon Company
111,440 SF 4-story residential building with 94 apartments ranging from studio to 3-BR, 6,420 SF amenity spaces, and parking for 165 cars.
Building upon highly successful ongoing partnerships with The Mount Vernon Company, PCA has brought an innovative planning and design approach to an existing retail site near Portsmouth, New Hampshire. As the first project using Portsmouth’s new overlay zoning – the “Gateway Plan” for mixed use development – Veridian offers an attractive alternative to more expensive city living for younger working professionals. The new density and mix of activities, with access to retail, restaurant and entertainment tenants, creates an active, 24/7 neighborhood with a dynamic, downtown feel.
Making full use of 6,420 SF of amenity space, the open-concept first floor contains few closed walls, becoming a multi-use active space for communal fun and productive meetings. The lobby includes shared amenities such as a co-working space and library, mailroom area, a clubhouse with a plasma TV, fireplace, billiard table, foosball table, and kitchen, all designed to be both functional and inviting, with plenty of room and moveable furniture to accommodate residents.
Veridian pay homage to its New Hampshire location. Grey and white siding, paired with charcoal accents on balconies and window frames, echo the variation seen in the bark of a birch tree. An overall minimalist design in form and window pattern allows the façade to take center stage. The building form in turn takes an updated approach to traditional New Hampshire architecture with a restructured New Hampshire sloped roof capping the short end of the “L” shaped building.
