Challenge

OVP sought to expand the successful Settlers’ Green outlet retail center to an adjacent connected site. The new site would need to draw shoppers both from a separate, non-connected entry off the main road and via a narrow connecting internal roadway. The new lifestyle center would become a destination in its own right, with a different identity complementing the original development.

Solution

Incorporating years of experience in retail and placemaking design, Settlers’ Streetside brings a flavor all its own to the Settlers’ Green family. Pitched brightly colored roof lines and iconic towers at the main corners enhance visibility as wayfinding cues from both Route 16 and the original development. A new restaurant along the connecting road draws patrons from both sites.

Buildings are sited to create gathering places for shoppers, from a comfortable plaza filled with colorful street furniture and night lighting between buildings, to covered awnings, pocket parks and open spaces for community gatherings and festivals. A variety of materials – from wood siding to metal panels to stucco – create the feel of a complex built over time.

With its mixed uses and, this new lifestyle center adds a sophistication and urban flair to North Conway’s retail district in the White Mountains.
