New 17,000 SF development on Boston’s Route 128 with two restaurants and one retail/café space and parking for 196 parking cars and coordination of branding for tenants.

Challenge

This stretch of Route 128 consists mainly of hotels and corporate offices, offering little in the way of restaurants or gathering spaces for the thousands of office workers and visitors on site every day. The Point was meant to provide social spaces where people can meet for lunch or dinner, or socialize after a day of work nearby.

Solution

Overlooking Boston’s busy ring road Route 128, The Point provides premium visibility for its tenants from busy 128 as well as 3rd and 4th Streets in Waltham. Two major restaurants anchor the development, with Bonefish Grille occupying 6,300 SF and Posto, 7,400 SF. Each restaurant has a private outdoor patio at the outer edges. A smaller retail component is located at the center. The steep grade change offered the opportunity to create an open air garage at the lower level that accommodates 25% of the overall 196 parking spaces.

PCA helped the restaurants customize their space to reflect their brand, coordinating permitting, site lighting and signage.
